This place has the nicest owners with an extremely clean campground. The pools are really clean and wonderful. Their laundry room is top of the line. And...BREAKFAST...so good. Never had flap Jack's like his and the biscuits and gravy!!!! Can't stay too long or you will need a crane to move you. So GOOD.

Prior to the new ownership I have stayed at this RV park many, many times over the past 10 years and loved it every time. This was my first time being there with the new owners, Ray & Yvonne and I will never return. When I made the reservation in October to stay 6 weeks with my travel trailer I was quoted a monthly rate which increased $150 when I checked in. I did not receive a written confirmation even when I asked for one. I questioned the difference and it was explained so I went along with it. When my boyfriend came to visit for a few days over New Years I was told by Ray that I needed to pay an additional amount for him to be there. This was unexpected because when when my boyfriend came to visit in past years the previous management did not charge extra. When I questioned Ray about the extra charges he became belligerent and misogynistic. He then loudly told me he wanted me "out of here." The park did refund my money, less 1 week. I didn't stay that long due to the hostile treatment. It is very sad & unfortunate for me to have this experience at a place I have loved for so many years.

Nothing like threatening to use Trip Advisor to get ones way. First, our monthly rates are divide into weekly rates to eliminate a month to month rental agreement . Charlene contacted our manager back in October 2023 and stated she had just hung up the phone with our manager and Charlene stated to our manager that our quoted her $500.00 a month. Our manager shared that Tecopa Hot Springs Resort, about 1 mile South is $500.00 a month, and that since our grand opening we have been $650 a month divided up into 1 week increments. Charlene stated, "whatever". Then she arrives here un announced in December 2023. Someone, she is not the driver, backs her trailer into one of our spots, disconnects and leaves. Only then did she come to the office, she was told $650 a month and had to agree to our park policies. Charlene did not raise an eyebrow to the $650.00 a month based on 1 week rental increments. She paid the amount and received a one week increment of $162.50per week receipt with each week being specifically written out on her receipt. By reading her "get her way" or else response to Trip advisor it appears she should not have paid the $650 and went to Tecopa Hot Springs Resort. This being said, after about 2 days another car is noticed tucked in front of hers. I knock on her trailer door and ask if she has a guest? Charlene states rudely, "and what if I do" - "what does it matter to you" ? I shared that all visitors must check into the office, agree to the terms of being in our park, and to pay the daily rate of $35.00 for guests which includes a $25.00 per day hot mineral pool use fee. She began her rant, about how she liked the previous owners, paid next to nothing for staying here, and she wasn't going to pay for her guest. I responded that at that very moment her guest was trespassing, that rules applied to everyone, and there were no free passes to use the hot pools of for being in the RV park. Charlene blurted out that I was not a Christian, we had lied to her back in October because she was told $500 a month, and she was going to write a bad review on Trip Advisor if she did not get her way and for me to leave her alone. I asked her - why did you pay the $650 ? Why didn't you just leave and go ? I replied that her story had holes in it and she thought by screaming out Trip Advisor I would tuck my tail and run and give in to her demands. I walked away to defuse the screaming and excessive use of her vocabulary to "get her way". Shortly thereafter her boy friend ( about 65) walked to the office and paid for 2 days. I gave him 2 days because of him trying to make it right. Withon minutes Charles came walking toward the office and saw me. THE PROBLEM: She did not want her boyfriend to pay the daily rate of $35.00 for a guest that covered his daily pool pass, the use of the RV park, or and a fresh cooked breakfast in the morning in our clubhouse. She thought she could bring anyone into the park and she did not have to have them come to the office, or for them to pay their day use fee. She blurted out that she was going to make different arrangements and left in her car with her boyfriend. When she returned my wife and I gave her the remaining 3 weeks of revenue back and instructed her that she had to be out of this RV park by 2:00 on Friday or she would be trespassed off this property. To conclude. I do not respond well to threats, or mischievous people trying to cheat owners of their rightful fees by threatening to use Trip Advisor. If you are reading my response then please know this. I have spent close to 1 million dollars to rejuvenate this RV park. This park is beautiful. The accommodations are first class. We work hard to make sure each and every person has a wonderful and peaceful experience here and experience the full benefits of Gods Hot MIneral Water from the great deep. If you think you can throw trip advisor up at me to cheat your boyfriends into this park - go some where else. Make their day miserable. I will neither tolerate you or put up with your self righteousness. Seeing Charlenes RV leave with her viperous tongue was a huge blessing. Remember her entire attitude is based solely on her guest not checking in as a visitor or paying his daily pool pass and RV use fee. Finally, there is one entry to our park. There is a huge sign that states ALL VISITORS MUST CHECK IN AT OFFICE. Evidentially Charlene thinks she is special and these signs does not apply to her. I am pray fully thankful that she will make someone else miserable and give GOD the glory ( I Corinthians 10:31) that her loud nauseating mouth is no longer here. Ray Reed Owner. Absolutely the best place to stay in Tecopa California! Stayed five nights so far. $35 a night for a travel trailer spot. This includes the use of the hot tubs, the showers, the restrooms 24/7. And a continental breakfast in the morning. With full hook ups, and my goodness, the tubs and showers, and the restrooms are spotlessly clean! a relief after Boondock camping for weeks. A day pass is only $15. They also have a laundromat! Four washers and four dryers. Nice to have clean clothes! YES, You’ve got to try Ray’s biscuits and gravy, you’ll want to over eat! And Yvonne makes the best blackberry cobbler on the planet! Just had Thanksgiving dinner, (a yearly treat) and it was fantastic! I am recommending this place to all of my friends and family. It’s quiet at night, and the staff are constantly working to keep things cleaned and tidy. Tosha makes signing in and reservations a breeze! Remember, this is a therapeutic spa. After a 10 to 15 minute soak your aches and pains will go away. You’ve got to try this place. You’ll always come back!

Thank you for taking the time to leave a positive review of Therapeutic Hot Springs Resort, LLC where Gods Therapeutic Hot MIneral water ( which originates approximately 180 miles below the earths crust just above the tetonic plates) provides therapeutic relief to inflammatory and muscular issues. As the owner, it is imperatively important that every customer receives world class service. God supplies the NATURAL Artesian water from the Great Deep at 128 F and 30 PSI at the ground surface. God has HIS part and I have mine. I provide a beautiful remodeled RV park, a relaxing community room where a hot freshly cooked breakfast is provided every morning and wi-fi. Coincidentally, Tecopa Palms Therapeutic Hot Springs Resort is the only RV park in Tecopa to offer wi-fi, a community room, and a free freshly cooked breakfast every morning complete with hot coffee, hot chocolate, orange juice and milk to its overnight customers. I sincerely appreciate you "Climber" for your review. To those reading this, we are the only Christian Family park in Tecopa. Flags flying throughout this park states the obvious. Also, we are also the only RV park in Tecopa that allows children, and dogs in our park. Everyone must be 18 to enter our hot therapeutic pools due to possible "over heat" issues. Children have toys, games and an arcade area in the community room to enjoy while their parents relax in Gods Therapeutic Hot Mineral Water from the great deep.
